Nearly 100 years of Jacksonville history. Two iconic buildings. One exciting new chapter.

Becovic Management Group is proud to announce its acquisition of The Carling Apartments and 11 East Apartments, two landmark residential communities in the heart of Downtown Jacksonville.

The $27 million acquisition closed on August 14, 2026 (opens in a new tab), adding 227 apartment homes to Becovic’s Jacksonville portfolio. The addition of these properties represents another significant step in our long-term commitment to Downtown Jacksonville and the continued revitalization of its historic urban core.

Two Landmarks With Deep Jacksonville Roots

The Carling and 11 East both date to 1926, a pivotal era in Jacksonville’s growth and development.

The Carling Apartments

The Carling opened as a grand downtown hotel with more than 300 guest rooms. Originally known as The Carling Hotel and later renamed the Hotel Roosevelt, the building became a prominent Jacksonville destination. Today, it has been thoughtfully transformed into a 100-home residential community while retaining original architectural features such as its marble staircase, terrazzo floors and grand Palladian windows.

11 East Apartments

Just blocks away, 11 East originally opened as the Lynch Building. The 17-story office tower was one of seven Jacksonville skyscrapers constructed during Florida’s 1920s land boom and quickly became a defining feature of the city’s skyline. The building later served as the headquarters of American Heritage Life Insurance Company.

The property has since been carefully adapted into a residential community featuring 127 apartments, including distinctive loft-style homes. Its restored exterior and preserved architectural details continue to reflect the character of its original design.

Both buildings are listed on the National Register of Historic Places, honoring their architectural significance and enduring connections to Jacksonville’s past.

Building a Downtown Jacksonville Ecosystem

The acquisition of The Carling and 11 East expands Becovic’s presence along Jacksonville’s Downtown Northbank and supports a broader vision for the area.

As Becovic founder and President Muhamed Becovic shared, the addition of these properties is another step in the company’s commitment to Jacksonville and the revitalization of its key downtown corridor. Together with Becovic’s other downtown investments, the properties will help create an interconnected environment where people can live, work, dine and experience the energy of the city.

This vision for a dynamic Downtown Jacksonville ecosystem (opens in a new tab) is rooted in thoughtful investment, historic preservation and the activation of spaces that can contribute to downtown for generations to come.

A Growing Portfolio of Jacksonville Landmarks

Becovic also owns The Residences at Barnett, the historic former Barnett National Bank Building located at 112 W. Adams Street. Our plans for the 18-story mixed-use landmark include completing a new amenity center and transforming previously unfinished areas into additional apartment homes.

Most recently, Becovic placed the winning bid for the historic Laura Street Trio (opens in a new tab). The three structures are among Downtown Jacksonville’s most recognizable historic properties and represent another significant opportunity to preserve the city’s architectural heritage while contributing to its future.

Together, The Carling, 11 East, The Barnett Building and the Laura Street Trio represent a growing collection of architecturally significant properties within Jacksonville’s urban core. As highlighted in recent coverage of Becovic’s expanding downtown portfolio (opens in a new tab), these investments reflect our long-term commitment to preserving the city’s history while creating new opportunities for its future.

Preserving History While Looking Ahead

The Carling and 11 East are more than apartment communities. They are lasting examples of how historic preservation and thoughtful redevelopment can create vibrant places to live while retaining the character of the buildings, and the city, that came before them.

As their new owner, Becovic looks forward to supporting residents, caring for these landmark properties and preserving the qualities that make each community distinctive. We are honored to take the reins and help ensure both buildings remain an important part of Downtown Jacksonville’s continued growth and evolution.

We are excited to write the next chapter of their stories.

Welcome to the Becovic family, The Carling and 11 East!
